PROJECT BACKGROUND
The Business Development Corporation of the Northern Panhandle (BDC) is seeking proposals from qualified architectural firms to provide administrative services for property improvements and construction of a 820,000 square foot manufacturing facility located in Weirton, WV.
SCOPE OF WORK
The BDC, acting on behalf of the project lender, will be monitoring development and construction at the site in Weirton, WV. The selected architectural firm will act as the BDC’s agent to ensure the accuracy of contractor payment requests and provide necessary reports to the lender. Direct responsibilities to include:
§ Attending construction meetings with the general contractor and BDC representatives,
§ Conduct inspections to determine the accuracy of work completed,
§ Review third party quality assurance reports,
§ Obtain lien waivers required by the lender,
§ Provide project status update reports,
§ Review and analyze contractor invoices and payment requests,
§ Review and analyze change orders,
§ Maintain adequate records of loan disbursements.
PROPOSAL CONTENT
Each firm must submit a proposal not exceeding twenty pages including the following elements:
§ Description of the firm’s history and areas of expertise,
§ Description of the firm’s relevant experience within the past five years,
§ Qualifications of key personnel delivering services, and
§ Three client references

SUBMITTAL DEADLINE
Responses must be received and acknowledged by the BDC by 3:00 pm on May 26th, 2023. Submissions after this date and time will not be accepted.
